19 y/o Wholesaler Looking To Connect!

Hey BP Community! 

First post here.

Quick background : 19 year old based out of NYC virtually wholesaling in the Orlando, FL market. Originally a videographer, used to work with a ton of entrepreneurs, one of whom was an extremely successful wholesaler. Knew about wholesaling since I was roughly 16 but never took action. COVID came around, had to pick up a job, met a wholesaler while working security (what are the odds of that) and figured it was the time to place a bet on myself after seeing my video client have such massive success / knowing REI is where I want to end up long term anyways.

Looking to better understand the Central - specifically the Orlando, Florida market. Looking to connect with really anyone in the market who could give me any feedback on what % investors are purchasing at, what are really hot areas right now, up and coming areas (potentially Lakeland, FL?), and just any information whatsoever that could help me. 

Also looking to build some relationships to inhibit boots on the ground to potentially get photos of future deals, as well as network with realtors / brokers who I can refer deals to if wholesaling that specific lead isn't an option.

Dialed around 1k numbers so far from a Propstream list. New list pulled today.

Will be in Orlando March 18-25th to get a better understanding of the market in person. Would love to grab lunch or coffee with anyone from the BP family and I'm genuinely excited to really take the leap into wholesaling / eventually getting my own rental units.

Definitely will dial in our contracts and disposition marketing strategy to make sure we're covered on the legal side. Really appreciate that advice. 

Under 75%, understood. 

Have around 4-5 REI friendly Title Companies in my CRM at the moment. Definitely wouldn't hurt to add more.
