Which Sellers Are You Targeting?
Hi everyone! I'm a new investor operating in the Southeastern Michigan area. I just sold my first flip last month (a 3,100sqft SFR in the town of Walled Lake) and I'm now getting back into the swing of things after taking a month off to decompress. I plan to switch from targeting properties with the goal of fixing and flipping and instead begin wholesaling so that I can improve my off-market lead generating skills. I have a couple of questions I'd like to pose to anyone who has been wholesaling since before the pandemic, and has continued to do so through it:
1. Do you have any suggestions on which type of potentially motivated seller to target given the current market conditions?
2. I'm concerned that because of the current moratorium on foreclosures that many potentially-motivated sellers may not be as motivated as they would be under normal circumstances. Are you finding this to be the case?
3. Are you seeing a change in the amount of investment activity in your area A. from before the pandemic until now, and B. in the last couple of months alone? If so, what kind of change(s) are you seeing?
4. I'm confident in my ability to analyze wholesale deals targeting flippers, but I'm not as familiar with analyzing deals targeting buy and hold investors. How would you suggest analyzing wholesale deals targeting buy and holds?
Being new to wholesaling, I'd also greatly appreciate any additional advice you'd be willing to share.
