What Info do I need to collect for buyers list?

I'm a buy and hold investor with a rental properties. I'm struggling to buy off the MLS. Recently I've realized I need to start buying away from the MLS (input on this would be greatly appreciated). While learning how to purchase properties away from the MLS, I'm finding people who'd like to me sell them any properties I don't want to hold. What information do I need to collect from these buyers? (price range? bed/bath, location, etc.?) Thank you for your time and help.
