Marketing, Cold Calling, Online Lead Source

Hey everyone!! I’m an investor about to start my first flip.

I wanted to hop on here because I’m working with another company as well as an acquisition manager for off market properties. We work with a CRM and leads come from cold calling. There’s other two acquisition managers and we haven’t been able to close a property in almost three most, we’re very frustrated because most of the leads aren’t really qualified.

My questions is if anyone knows another lead generator system that is more effective than cold calling or if there’s any good cold calling companies out there because I feel like ours isn’t very good.

I’d like to know this as well for my own company because we’re seeking to invest money in lead generating systems very soon.

Hey John, I'm a wholesaler and run ppc for a lot of investors across the country. With marketing, there's never a guarantee cost per lead, whether it be ppc or cold calling. Most investors start out with D4D, craigslist, JVs, and cold calls because they are the lowest barrier to entry and the cheapest cost. But as you start to grow, your time will be more valuable and other marketing channels that cost more $$$ but less time will take priority. PPC is best for those that already have a solid deal flow. PPC is a good supplemental marketing channel to grow your business with very little time involved in management or talking to tire kickers (because they are much higher quality leads, no "F@%! You" phone calls). 

SEO can go either way. It can be low cost, but also requires a lot of time upfront and usually takes a long time to start seeing any sort of significant lead volume (6-18+ months). Whether its PPC or SEO, there are more finite limitations than w/ direct mail or cold calling. As the nature is inbound marketing, there are only so many searching for your services in a given area. A lot of investors gloss over the size of their market when it comes to building an online marketing campaign and setting the right expectations. Somebody in rural minnesota with a population of 20k who is expecting a deal a month from PPC or SEO (or both) is guaranteed to be let down. The numbers just don't work. Again, it doesn't mean PPC or SEO don't work, it is just math and understanding that maybe 1-2 deals PER YEAR is actually winning in that market.
