Active 1031 and running out of time!

I have an active 1031 exchange open with money to spend, please help me find a deal!

We like Value add opportunities which could be rents under market value, poor or mis-management, owner retiring, a seller who needs to sell quickly, REO, or just a severely dilapidated asset or something needing work.

Class C preferred.

Anyone have any leads?

@Kevin Stringari, my BIL is in Roanoke, so I keep an eye on that market. I've seen a few interesting things there. There was a portfolio of mid-sized MFRs on the market a while back. Might be worth doing some research. 

Something like this may be interesting. Should be stable and easy to manage. Plus, it avoids Uncle Sam wetting his beak.
