Have you ever done this or been asked for one? Seller Net Sheet?

I have a seller who has a few properties long story short I offered him a deal and he is up for taking it but at the same time, he is producing monthly income and act skeptical. he is out of state and don’t want to deal with the properties. Well, he hits me with a can you do a seller net sheet? So I can have more of a idea what I’m dealing with.

Keep in mind I’m wholesaling the property and already have a buyer on standby

What the heck is a seller net sheet? Anyone ever done one? How is that even composed? Why would seller ask for this?
