Wholesale properties and coaching

Hello I'm new to all of this and looking to wholesale properties, I've been learning on my own through podcasts, vides and books for the last 2 months but I don't know how to get started. I'm looking for anyone in my area's to see if I can shadow them, I learn best through watching others. If anyone could help out in any sort of way it would be greatly appreciated! I've been offered to buy coaching from other people not in my area to take their coaching methods at a price of $5,000 or more. I've learned I can get all the information I need through here or some videos on YouTube for free

@John Halverson -- if you want to wholesale properties then you need to understand sales and direct response marketing. I don't what your marketing budget or time commitment is but here are some ideas to get you started.  

  1. Cold Calling (daily)
    1. for rent ads/ For sale
      1. Craigslist, Trulia/Zillow, other FSBO websites, newspapers, etc
  2. Bandit Signs
    1. Put across major intersections 
  3. Ads
    1. Vehicle Signs – good quality car magnets on both sides of car.
    2. Internet Marketing / Social Media
      1. Post ads on Craigslist and other sites
        1. Ads for Cash Buyers (BtoC) and Ads for home sellers (AtoB)
  4. Learn a certain market (Walk/Drive for dollars)
    1. Get to know certain neighborhood. If driving have you car magnets on. If walking distribute flyers.
    2. Write down vacant and/or ugly houses so you can mail to them a handwritten note and see if their phone number is listed to call them.
  5. Direct Mail (postcards and/or letters)
    1. Probates – go to courthouse and pull list and mail to them
    2. Expired listings (need access to MLS or have realtor email)
    3. some many more list to mail to...
