First yellow letter to absentee owner - please critique

I'm looking to wholesales houses using a direct mail approach by sending yellow letters to absentee owners where there subject property is here in San Antonio and they live out of state. Can someone please tell what you think and make any suggestions for improvement.

Dear homeowner,

I was driving past your house at "address" I am interested in buying it in I will take "as is" and will pay all cash. I can provide a quick and easy closing. If you have any interest in selling please give me a call at "my number"
