Wholesaliing Question(s) :-) on possible deals :-)
Hello BP Family,
Hey guys thank for all the good advice regarding my last posts. As regard to the last senario. Called the owner of the "shell" property. I made a "ridicoulous" offer to him. He still wanted $40K for the unfinished shell house. I offered him $12,500.00. His response was and I qoute,( NO HELL ON !!!I paided that for the slab). It seems that he took offense to my offer. BUMMER:-(!!! Was I kool to offet such a lowball offer. (I probably just awswered my on question.) Right?!
Anyway, I had another possible deal but the guy dosen't have clear title accordiing to the title company. I recently sopke with him about the situation. He told me that the house is in his nepew's name and can get him to sign a quitclaim deed to the property.
Now my question (s) are, Once he has his nephew to sign the quitclaim deed obviously he can sell the property if he is listed the new owner of record and also if that clears the title of any other clouds, right? Would he have to use the services of a real estate attorney for this or just file it with the county recorders office?
Either way I know he has to have clear title in order to sell the propety. As usual any good feedback will be truly appreciated!!! [img][/img]
