Hot questions to ask when working a wholesale deal?!

Okay so I’m new to the wholesaling game. I finally just got my hands on a good wholesale contract agreement to use, so at this point I’m ready to get on the phone with some motivated sellers that i have pin-pointed. Can anyone drop me some of your favorite / beneficial questions to ask the seller over the phone that can hopefully help me turn these into DEALS!? Much appreciated.
