Does Zillow value range come close......?
Does Zillow's value range come close to being accurate? I know the Zestimates are wrong. I'm just talking about the value range in the charts and data section right next to the Zestimate. I'm looking at house right now that has a Zestimate of $38,600. Tax assessors value is like $45k. All the other similar homes in that area was way over $100k. The are no recent sold homes in that area. The most recent homes sold were sold in September of last year. I wanted the market value of the home, but I can't seem to get agents to get that for me. I'm doing the best I can on my own to come up with a value I can work with. Unfortunately this is complicated with the information I have to work with. The value range for this property is $25k-$77k with Zestimate of $38,600 and TAV of $45k.

If 50-100 for an appraiser is too much, I'd reconsider purchasing the property right now. Start saving up then look again.
The fact that no homes have sold in the area for a year might be another sign to pause a bit.
