Need some advice getting started with wholesaling

Hi BP community! I’m just getting started in wholesaling and have some questions. I’ve been reading, watching, listening to everything I can get my hands on. Forums here on BP, Cory Sperber, Sean Terry, Don Costa, The Flipman, to name a few. I found a few potential properties I’d like to reach out to. I’m probably going to start with DM and maybe some cold calling. I’m starting out with assignments as well. I’m a realtor in New Jersey, mainly southern in Cape May and Atlantic counties. I know I have to disclose to all parties and in the contracts that I am a realtor. So first question is, do I have to disclose being a realtor in my marketing? I’m not trying to hide anything, just wanted to see how that goes. Also, if anyone else is a realtor - what do you say in your disclosures in marketing? Second question is about EMD. I see mixed answers about this. Do I, The wholesaler, put the EMD down when I sign the contract with the seller? Or does the end buyer put it down? Third question is how does it work when the property has back taxes, liens, etc on it? Thank you in advance to anyone willing to help out!

Hey Kristy,

I'm a licensed real estate investor/wholesaler out of central Jersey. I predominately work Somerset, Middlesex, Essex, and Union counties. As far as marketing is concerned, I market to motivated sellers via my LLC. I market the company/brand. When meeting with sellers, I reveal that I am a licensed realtor upfront and also reveal it in the purchase contract.

P.S. - Perhaps we can help one another, I often come across deals in south jersey that I have to let go because it's just too out of my area, maybe we can tackle/JV them together sometime.
