How to buy from an Out-of-State Wholesaler?

Hi all,

I currently live in California and want to invest out of state. I want to know how I can buy from an out of state wholesaler, specifically in the state of Wisconsin. What is the process and what needs to be done. I understand things move rather quickly once the wholesaler gets the property under contract.

I've read from other BP members that the wholesaler have choose a title company that is willing to email documents out to the buyer. Do I need to get an attorney involve in this whole process? What are the ups and downs with buying from out of state wholesalers?

For those that had bought properties from out of state wholesalers, what did you do? What is your experience?
