How to phrase farming out leads to Realtors

I'm an investor and licensed broker doing some direct mail. I'm trying to farm out any of the leads who want closer to retail price but I'm having difficulty posing the question. How are you other wholesalers monetizing the leads? Are you asking permission to refer to a Realtor or do you just take their info, say you can't pay their price, and passing along to a Realtor anyway? It seems like each time I ask if it's ok to pass along info, I get a resounding no.
