Discount in Metro Atlanta

Hi Folks,

Atlanta's a booming place, it seems.  

All of my cash buyers have told me they want a 65-75% discount, but I'm finding that once I allow for 

- rehab, of course, 

- a fee for me and 

- closing fees if it's bank-owned, the offer amount comes in around 50% of ARV.

@Lynne Jacob We wholesale a large volume of deals monthly and as a wholesaler that has been a part of well over 50+ transactions, take it from me...your not gonna find those 65-75% margin in deals out here anymore. 65% and a little higher is realistic but 75% LTV is definitely out the pictures. Many wholesalers these days try to get rich off one single deal because of greed and also their lack of knowledge of the market. I've had a number of our deals emailed to me at a 10k price increase.
