TO EXECUTE OR NOT EXECUTE??? THAT IS THE QUESTION!
I'm at a point that I want to execute because I think my idea could end up revitalizing a low-income area in Memphis, TN that is an eye sore! I live in the area and it seems like a few properties are pulling at me. I did some research on a property close to me and the owner lives in California. The property is dilapidated and clearly timing is everything because I had in mind for my daughter to take a pic of the outside so he could see how bad the property is looking. YESTERDAY the city came and did the landscaping and posted a code violation on the door (mind you the grass and branches had overcome the house months ago), so now I feel like I really need to reach out to him to see if he's interested in selling his property (because some wholesalers do create lists from properties that have been issued code violations right??); based off what I researched the property was given to him (gift or grant deed). I have drafted what I think to be is a warm letter offering a solution to purchase his property as-is and pay cash; I also want to include how selling his home would be apart of beautifying the area and creating a home for a family (the area is close to a school so I was going to find word play for that also). Should I reach out to him? What should I know for sure before I do?? I don't want to come across as inexperienced to him (even though I am). Your advice and feedback is greatly welcomed!!!
