Best List to Start out

My partner and I are about to send out our first direct mail campaign (postcards). We've settled on targeting our specific area (Taunton, Massachusetts) and I'm leaning towards using an equity list.

First question: Is an equity list (plus age 45+) a good list for starters? I'm between that and the inheritance list, but I'm open to other suggestions.

Second question: What specific equity list has worked best for you?  I've seen several suggestions and was leaning towards 40-100%
