Almost everybody on this board suggests to disclose that you're not buying the property but rather wholesaling.
so...... just curious - what exactly do you say: "here is $10 deposit; I will be looking for the end buyer. If I am successful at it, we'll close as agreed, otherwise keep the deposit" ?
