when you settle the deal at the title company is your buyer, seller, and the wholesaler there at the same time?

In about a dozen closings I've only had everyone there all at once on one occasion.

Normally everyone comes in at different times on the same day. Now as a wholesaler, if you assign the property, you don't even have to show up.

Similar to Jon's experience, I've been there in the same room with the seller OR buyer less than 10% of the time, and I've never done EVERYONE in the same room before. Many times I'll be in the lobby while they are closing or vice versa. Most of the time I prefer to give them their privacy.
