Made an offer on another property

Ok, I have made another offer on another property through a realtor. I was told how to use a realtor for making offers (simply put that buyer pays all closing costs and realtor commissions)

The home needs repairs and the asking price is 79k. I made an offer for $40k using my own contract. They want me to use a PSA from CA and will present my offer. BUT, they are also asking for POF. YIKKKKES, how do i get around this. As a wholesaler and on the contract we put we are the buyer, so how do i get around this without him thinking im a joke and playing games?
