Contract Question in Virginia

I've got my first motivated seller and I'm ready to get his house under contract.  

Question: I would like to use a 1-page contract that other wholesalers have used in other states, but I'm not sure if it covers all the real estate contract requirements in VA. Another option is to use the VA Association of Realtors contract, but I don't want to scare off the seller with 9 pages of legalities, most of which won't apply. I don't have time to check with a lawyer on this.

Any wholesalers in VA that have successfully used a simplified contract form that they would be willing to share?

Any information would be greatly appreciated.
