Complicated Wholesale
I am buying a house from a guy with a complicated situation at hand. I know that I can contact a real estate attorney, but I would like to save money where possible. His wife passed away in 2015, leaving her half of the ownership to her four children. All four children are willing to give up their ownership in the house because there is a subsidy recapture due on the house, which is why he is selling it, he can't afford to repay this. What is the simplest way to handle this ? Should we just get a notarized affidavit of small succession(I'm buying for $6,500), or do we have to have a judgement of possession in court? Any recommendations are greatly appreciated.

I appreciate the feedback, I have contacted a local title company, and my issue has been resolved. I will close this deal next week, being my first deal in real estate. I know this was likely a rookie question, and I will likely have many more to come.
