First Wholesale call

Hello Everyone, I am very new to wholesaling and I just received my first phone call. The lady I spoke with was very motivated because her husband is sick and the house has too much upkeep. My problem is the area. The house is located in a very rural area and sits back in the woods. It's nice property that doesn't need a lot of work. My worry is all about the location. I haven't come across any cash buyers that invest in that and area and i'm worried that it would be a very hard property to sell or rent out based on the rural location. The house and the street it's located on doesn't even pull up on Google Maps. Do you think I should try anyway or just pass it up?
