Good Tip To Get More Deals Out Of Your Marketing Efforts

Hello BP Community,

I just wanted to share briefly something that I recently experienced that I thought would be a great tip to pass along. I was listening to a podcast called "Real Estate Investing Mastery" hosted by a guy named Joe McCall, and let me start by saying that he provides some great tips for wholesaling/marketing, especially if you are looking to learn about virtual wholesaling. He provides a course, as most successful in the field do, but its nothing that I have ever taken. Not to say that his course isn't good, but I just have yet to take it. Anyways, while listening to his podcast one day, he said something that really just made so much sense to me. This may not be something "groundbreaking" to you if you've been already incorporating this into your business, but for me it just made so much sense. He said that whenever he does his marketing campaigns and a lead comes in and they either leave their name and address, or he speaks to them and gets the information, he always sends them an offer via email and/or postal mail. For some reason this just made so much sense, so I went back to my office and immediately emailed an offer to all the leads that I had their email address, and also mailed a physical offer to those that I didn't have an email for. There was a lead, that was dealing with an elderly parent, that I spoke with over a month and a half ago, and she was really on the fence as far as selling the property. She was the POA of her mothers estate, and it was really difficult for her to make the decision to sell the property. I would follow up with her with calls and text messages to see if she wanted to move forward yet, but I had to balance that with not being burdensome during this tough period of time for her. I decided to mail her the offer in the mail.

It was about 5 days after dropping the offer in the mail that I got a call back from the lady. She expressed to me that the offer seemed to show up right on time. It turned out that the options that she was exploring outside of having to sell the house did not pan out, so she needed to sell the house now to fund moving her mother to a facility that she was now going with. This was great news not only because I knew it was a good deal, but also the simple fact that I learned this new tip, incorporated it into what I was currently doing, and seen immediate results was great! Got the property under contract at $55k with the buyer paying closing costs, property was taken care of and needs a cosmetic rehab of about $30k (this is doing a very nice rehab to match the higher selling comps), and it has an ARV in the range of $150-155k (conservatively speaking). I have a partner that wants to do the rehab, but I'm still on the fence. I can either do the rehab myself, taking on the extra risk and making the bigger profit, or I can wholesale it to him making a quick $11k fee and moving on to another deal. Either way I have some good options, and its all because I heard the great tip and incorporated it into my business.

My point to this post is this.....when listening to podcasts, talking with knowledgeable people, etc., when you get useful information that applies to what you are currently doing, don't just make a note of it and put it to the side. Start to incorporate these great tips and monitor the results. This is not to say that what works for one person will always work for you, but when talking about marketing, you have to constantly try different methods and track the results. Everything won't always work out for you, but when you get stuff that works stick with it until it changes and you must change with it. Just give it a try, I would love to hear the results people have with this.
