Pain points for probate seller

I'm finishing up my first mailer and it looks pretty good. I have used some examples I found on google to write in some pain points and try and sympathize with what the sellers situation may bring. Here's what i have so far-

  • Need to pay off some debt by the end of the month, but there is no way you can sell the house that quickly?
  • Driving back and forth using valued hours of your weekend to check/maintain property?
  • Spending thousands of dollars just to fix the place up so you can sell it?

Any suggestions on other "Pain Points" a seller may be experiencing? Pain points that may make them more motivated to sell? Any suggestions are welcome and appreciated.
