Deal or no Deal?

I have a seller in Denver that is ready to move forward, great right? Kinda, the properties numbers are more in line with a decent buy and hold however, my buyers list for buy and hold properties is dismal. The last thing I want to do is not deliver if I execute the contract. I have worked nearly a dozen deals with a partner in the past and this will be my first on my own. I'm debating let the seller walk or reach back out to my old partner. I'm looking for thoughts on whether to move forward and grind looking for a buyer over the next 2 weeks or simply walk away. I do not want to be the wholesaler that ties things up just to tie them up. Your collective thoughts appreciated. Thanks.

@Lee Oday- Get a pro or plus account and put it up here on the BP marketplace. Decent buy and holds are few and far between in Denver right now. If the numbers are good you should be able to move it, no problem.
