What is your strategy for making sure the buyer can close on the deal?

What are the ways I can protect from the buyer trying to go around me to the seller? 

In what other ways should I protect myself from buyers?

 Naah, not my job anymore unless they get in my neighborhood. Funny thing, my GF got a yellow letter from a wholesaler, not sure what kind of fun we'll have. Probably listen to his spiel, play dumb, let him sink a hook and spring it on him just between us. He could very well have sent the letter to a regulator or an attorney! LOL :)
