Working on First Property Under Contract

I think I have a property I can jump on to get started, it is under $10,000 and will need some rehab. I am in the the process of getting it under contract, but I am wondering a couple of things: 

1. Do I need to have both an attorney and title company? If so, does anyone know any with experience in the area that are quick? 

2. I am in the process of generating leads for buyers as well. I think it may be quicker to talk to a realtor and get offer sent to their cash buyers in the area. Considering the cost of commission, is this a quick and profitable option to take?
