Single propery marketing agreement for out-of-state property?

Hi guys,

I've been contacted by a lady who can no longer afford to pay her mortgage in NC. Nothing unusual in that (unfortunately) but she came to me in the hope that I can help her sell the property.

My issue is that I'm not familiar with the property location (I'm working in Florida), and I'm looking for someone to JV with, in that area. I've been contacted by a couple of local wholesalers, but I'll need an agreement in place prior to disclosing the property address, owners name and phone number etc.

Does anyone have wording which covers an agreement between us  - or better still, a marketing agreement for use in that jurisdiction?
