@Kevin Devine Identify an investor or wholesaler in your area who does 20+ deals per year. If you don't know one, go to your local REIA meeting and people will identify the high-volume investors. Someone who does 20+ deals per year will have found the title company that has the following qualities:

• responsive to emails/phone calls
• clerks and assistants are knowledgeable and experienced
• reputation for integrity
• low error rate
• low fees
• settlement agents will travel to you for closings (important for your clients & sellers)
