Interacting with Cash Buyers.

Hi all, I currently have a house under contract that I am wholesaling in Atlanta, GA. I have created a marketing brochure and email/called as many buyers as possibile so far. I just recieved the signed Purchased agreement from the seller by email earlier today and have not taken the signed copy to title company as of yet. This is my first deal that has gotten this far. Do I have to take the contract to the title company first before I sell to buyer? How do I find an investor friendly title company? What do I need to know so that when I speak with cash buyers I come from a position of strenght as far as knowledge is concern.
