For those of you who actively pursue probates--- 

I am wondering if probates are a good way to acquire owner finance deals. I am thinking that quite a large portion of probate deals would have free and clear properties and hence good a potential for OF.  My model is to buy and hold mostly with wholesaling a few in and out.

What are your experiences?
