Title searches in wholesaling process

I plan to wholesale real estate and am trying to clear up some issues. The biggest issue I have at the moment is understanding the timing of when the title company begins a title search on a property. I'm concerned that the title company will do the search and I will not be able to sell the property, and then get stuck paying for title search. Can an assignment of contract or double closing be set up in so that the title company does not begin the title search until I have a buyer?

Please help clarify this.
