There are good deals everywhere. The best deals tend to come to the investors who know the market best.  Also often the best deals are not found they are negotiated.

@Ned Carey  hit the nail on the head.  No one is going to call you up and say "Let me sell you my $500k house for $250k!".    Within certain geographic parameters you need to find the problems that need solving, add value to the seller and then negotiate your deal.

Wholesaling works anywhere people are buying and selling houses. The key to becoming a successful wholesaler is to control properties in areas that your cash buyers want deals. This business shouldn't be like playing the lottery.
