Marketing using Facebook

I just sent out some direct mailers, very targeted ones at that.  It is my first attempt at marketing for wholesaling.  

I am a marketer by day and I am very aware that it takes multiple touches to reach people so I figured I would place an ad on Facebook as well.  Again the ad is very targeted to specific neighborhoods and types of property.  

I am just wondering if anyone has had any luck using Facebook ads in the past?

I do Facebook marketing for agents and some strategies that help drive the cost down are retargeting audiences who've visited your site - you'll need to install the FB pixel on your site for this to work.  If you have a pixel code set up on your main website, you can create a custom audience on FB and target messages just for them. That way, your google ads and FB ads can work together and reach those individuals on multiple platforms.

If you're driving traffic away from FB to a website, you'll usually have better luck sending them to an opt-in form landing page - not to your main website.

Also, FB gives priority to video. Bonus points if you can keep the video under 15 seconds or if you use FB live and then turn that into an ad. Then you can do retargeting messages to custom audiences who've watched 75-95% of your video with more targeted ads and filter them through a targeted video sales funnel via FB. The strategy for this is that the only people who get to see video 2 are the ones who paid attention to video one. And you can do this for 3+ videos and then come in with a soft sell or opt-in - essentially weeding out the tire kickers and only paying to reach the right people.

One thing to make sure your page has if you're sending people away from FB is a privacy policy and terms of use link. FB is cracking down on ad accounts that don't have these and will shut you down.
