Wholesaling Inherited Property With Squatters

Hello BP Nation,

I have a rather interesting motivated seller wholesale lead I am working with now in the city of Boston (Massachusetts). I have a few questions; hopefully I can get some light shed on.

I had a lead come in from a gentleman whom inherited a property from his dad along with his 6 siblings. 3 of the siblings are deceased now. The gentleman and his siblings now want to get rid of the property quickly without placing it on the market; however there are squatters on site.

My questions:

Since the property was inherited; is there a probate process that has to be carried out first before I make an offer? What is the process? How long?

Would it be a good idea to get a home under contract to wholesale despite the fact there are squatters on site?
