Multi Unit San Diego 1031 Exchange

Hi all, I'm currently selling my triplex in University Heights in order to 1031 exchange into either more units or a good value add 2-4 unit. I'm not liking too much of what I'm seeing on the MLS so I thought I'd reach out to the BP community to see if there are any sellers/wholesalers with multi units in SD in the $675-1mil range. I recently missed out on a great 7 unit complex in Normal Heights that some of you might have seen or even bid on yourselves located on Cherokee st. I will be closing escrow on my property any day now and will soon be faced with the dreaded 45 day period to choose 3 properties. Let me know if anyone has some leads or ideas for finding something off market quickly enough! Thanks in advance!
