Is wholesaling legal in Quebec, Canada

Hey all,

Just wondering if anyone can help me with the canadian real estate market. Im trying to find out if it is legal to assign contracts here. In the promise to purchase form of the association of realtors and real estate brokers of quebec there is a clause that says this contract cannot be assigned without the writen consent of both parties, meaning buyer and seller. As per this clause i assume its legal as long as both parties have a written agreement, but im not sure and i cant find any good sources of information on the internet. Can anyone point me in the right direction?
