Wholesaler Contracts / Assignment Contracts

Hi fellow BPer's,

Does anyone have a good wholesaler's contract that would work in most states? I'm looking for a simple yet solid contract that protects the wholesaler and is easy to understand for the seller. I've heard that some wholesaler's do business with just a simple sales contract (with the necessary escape clauses) and a 1 page assignment contract. I'm working on a deal right now and would greatly appreciate any help. PM me please...
