I NEED TIPS ASAP (wholesaler)
My husband an I have really taken time to educate ourselves on wholesaling and are really motivated. I’m getting so discouraged. It’s so hard to find a deal and I’m not sure how this is sustainable income for people. I need tips, encouraging “first time” stories, etc. Part of me can’t help but feel this isn’t going to work out.

It's not something you can dip your toe into. It's no different than deciding to open up a restaurant, hair salon, or other type of business. I don't know what your situation is, but I've met dozens of folks interesed in doing wholesaling and when I speak to them, it turns out they've got a full time job, kids and other obligations, and they seemed to have thought wholesaling was something they could maybe spend 5 hours a week on and money would rain from the sky. Again, I have no idea what your situation is, but all of the successful wholesalers I know thrusted themselves into it and took risks to make their situation happen. The other trend I see is people who are totally new to this world, thinking they can do it on their own, without working with an experienced real estate person. There is so much more to it than sourcing the deal; lots of curveballs with title, escrow, buyers who play games, potential lawsuits, etc. I think because of YouTube and Instagram, it's human nature to see a video and think it's something relatively easy to do, but it's really hard work, to be totally honest. If you can't work it full time, then you probably can't really do it, unless you can afford to pay other people to do the work for you (i.e. cold callers). Maybe join up with a mentorship group (I've been part of many), and/or partner with an experienced expert.
