Wholesaler Beginner in Texas Need Guidance
Good afternoon everyone,
I want to start my journey as a wholesale (because I see a LOT of potential in it to raise capitol to invest in future properties myself) in the area of Texas.
Aside from learning from YouTube and books (audible especially BP), what else can I do in order to be successful in the long run?
I know I'm gonna make mistakes and that is part of the process in order to have success, but I would really love for someone in the area to teach me how the market is here in Texas etc. since I have no mentors aside from the books and videos.
You can be a wholesaler, investor, contractor etc. I want to be able to surround myself with as much people I can in order to see what you see when it comes to make a deal and be able to read between the lines of what the market is saying (which comes with experience obviously).
I don't want people to give me a fish, I want to learn how to fish (if that makes sense).
What I have learned so far:
1. A cash buyer will buy from you IF you have a good offer and did your numbers correctly.
2. How to do Comps and find ARV
3. Use the 70% rule
4. Estimating rehab cost (have different ways to go here but never sure if my rehab estimates are even accurate or not)
5. How to look for properties
6. How to fill out the contracts (still new since I have not done my first deal yet)
Those are some of the things I have learned aside from other stuff, I have a long way to go and I am willing to do what it takes to get out of the Army and continue to build a future for me and my family.
