Motivated seller

Got a motivated seller willing to accept no profit from sale of her property, but she has no clue about the property. Here's the situation; the property was purchased by newly wed husband and wife in 95, they divorced nearly 2 years ago and husband kept property but never took her name off property. About a yr ago he took his life. She hasn't lived in or taken any part of care for the property in more than three years and has no clue of anything. She doesn't know what the balance on the mortgage is she doesn't have a key she is in the dark! The question I have is do I find out all the info on the mortgage and othe possible liens before getting it under contract or should I get it under contract then manage the other issues once they come up? My original thought is get it under contract first then deal with the problems as they arise, what do you think?
