Minor Land Divisions

I am purchasing 40 ish acres in Maricopa County. It is already divided 3 times. The future goal will to sell off smaller portions of this land. If it is already divided 3 times, should I put each parcel into a different entity? 

Lets say I take 10 and split it into a 5 acre and 4-1.25 acre parcels, and I sell 2 of the 1.25 acre parcels. Would I then be allowed to divide the 5 acres 2 times to keep my total at 5? 

This is a grey area question that not many seem to have expertise in. Any ideas would be much appreciated.
