Mid-Term rental companies
I'm curious if anyone has built or has a list of companies that source Mid-Term Rental properties. I know various insurance companies, gov't agencies, hospitals etc will source properties but was curious if anyone has built a list of the most prominent ones. Looking to take our Mid-Term rentals from reactionary to proactive planning.

I have a list for my properties but most of it is market specific. I would be careful about sourcing these types of lists from other operators, it takes awhile to build relationships with various companies and most of the company contacts don't like their information being passed around
Hi Michael, we’ve worked with ALE Solutions in the past and are currently enrolled in their Preferred Landlord Program. This allows us priority housing when they search for a home fit for their clients.
In addition, we’ve listed all of our properties on the Aya Healthcare housing page to directly advertise to their network. A majority of our MTR tenants are traveling healthcare professionals, many of whom are associated with Aya Healthcare.
If you’re targeting healthcare professionals or insurance-related tenants, these platforms are definitely worth exploring!

I agree with @Jamie Banks that, while it takes time, its best to develop these relationships organically. Depending on how you reach out, using another operator's list can feel transactional to the contact. Obviously, using the online listing page at ALE solutions is different than a cold email, and I am referring to the latter.
That brings up an obvious question: how do you develop those leads, then? I would recommend advertising on the usual platforms (FF.com, airbnb.com) with a focus on bringing value to the resident while also being very responsive to any business to business leads that come in. The folks who are placing families affected by a need for an insurance claim have an "inbox" that is overflowing. Help them get a family squared away quickly by answering all incoming emails and phones calls as soon as possible. Be flexible and respectful to both the residents and to the employee of the company actually paying the bill.
I know this sounds incredibly basic and simple, and it is. Still, you can distinguish your company doing the basic and the simple. If you ever read the side of a Heinz Ketchup bottle, it reads "Do a common thing, uncommonly well". That's the Heinz motto, and it serves us well as landlords too.

Are you looking specifically for insurance placement companies or corporate housing or a mix? I'd reach out to Shona Lepis with She's Got Assets if you're looking to source insurance companies. I've built one and I've been working through the list of corporate housing companies that I met through CHPA (Corporate Housing Providers Association). With nearly 250 homes branded under Hestia, I think I'm finally getting a little bit of traction with the big guys but there is still alot to be done. Build yourself a Google business page, make yourself easily bookable on Airbnb (did you know that 25% of nights booked on Airbnb are for 30 day stays and more? don't forget to get a lease...).
