Can condos with RSO in place be used for MTRs?
Hello All - I am considering buying a rent control (RSO) condo here in West LA. There are no restrictions on duration of rental from the HOA other than the unit cannot be rented as a STR/Airbnb. I want to operate the unit as an MTR.
1. In reading about RSO in LA, it seems to be defined around regulations for LTRs, not specifically MTRs. Any information and details on confirming or denying whether a RSO can be used as an MTR would be helpful.
2. If the condo can be used for MTRs, can I change rent across rentals in a year depending on seasonality and target segment? Is there a limit on how much each rent increase can be?
3. If a renter wants to extend for a few months their stay beyond the initial lease term, will I be a) required to extend and b) at the same rate as their existing rate? Will I have the option to not extend their stay if I have already confirmed a different booking at the end of their existing stay?
