I often get asked where the best market is for MTRs and I wanted to provide a case study that shows that MTRs can work in any market. 

Market: Small town in Indiana, 60 miles from Indianapolis

Property Type: 1 BR / 1 BA apartment in a 4 unit building

The property has moderate furnishings that were mostly ordered from Amazon and Wayfair

Long term rent: $625

Medium term rent: $2,100

I called the local hospital and found out that over 30% of there medical staff are travelers so I expect there to be continued demand from traveling medical professionals. There's also a huge casino being built and I'm networking with the construction company to house some of their workers once we have more units available.

Over saturation could be an issue but I've been monitoring the new supply in the market for the last 3 months and there hasn't been any new MTRs added. Obviously this could change but we have solid demand drivers: the hospital, a large university, and the everyday professionals in town temporarily should breed steady occupancy.
