MTR's and Who else uses them?

I think everyone has heard of Travelling nurses staying in MTR's , and construction workers I have noticed are becoming more and more popular. My question is who else do you all see staying in these properties? Is there ever really a "down season"

I've only ended up selecting traveling medical professionals (nurses, physical therapists and a physician's assistant who is relocating to the area) but I think it's just a numbers game in my area. There are more medical professionals using FF than any other single category so it's natural that's who I'd end up with more often than not. That said, I've had interest from people relocating, construction and utility workers, a new divorcee, academic travel to our local bible college and people traveling for extended medical treatments. As FF's exposure grows, I think we'll see a lot more different customer types using it.

I have MTRs in Raleigh and I get a lot of graduate-level interns or grad students doing work-study programs from out-of-state. I get a lot of people who are relocating... people who are waiting for their apartment, new build home, etc to be move-in ready or who are relocating and want to spend a few months getting to learn the area prior to buying or prior to renting for 1+ years in an area they are unfamiliar with.

There are certain guest types that are always "in season" such as traveling medical professionals, students on temporary rotations, families relocating, and similar situations. However, there is seasonality in the MTR space. In the summer, for example, students all across the country flock to big cities (and small ones) for 8 - 12 week internships. In the winter January - April, CPA firms will hire temporary workers / interns to help with their tax season. Think of different season situations in your area and adjust your marketing during those time frames to target those guests specifically!

I have a 2 family, MTR on the seacoast of NH. I have a 16 week STR schedule and a 9 month MTR schedule. I've had anywhere from travel nurses to insurance relocation patients to local workers at a union use my place. It ranges. I advertise it to travel professionals + insurance relocation individuals.

With our portfolio in Los Angeles, we get travel nurses, insurance placements, families renovating their homes, construction workers, other traveling professionals, vacationers, families moving to or away from LA. Generally in that order from most common to least.

I've never had a nurse stay, and from discussions with nurse friends who traveled in the past I think I very well may not get many. I say that for two reasons:

1) while I'm very convenient for hospitals I'm a bit inland and nurses visiting here typically want to be right in the coastal area or the trendy downtown districts if they're looking for the 'experience' of staying in Socal. These are the nurses willing to pay the most, but my place isn't in the areas they want for that.

2) other traveling nurses are looking for value/savings in their booking. These are looking to maximize their take home and can find cheaper roommate or studio type options that work for them to save some additional money.

My place is a good value for 2 beds that's recently updated and allows pets, but isn't close enough to the trendy areas for the 'experience' seeking traveler or cheap enough for the budget traveler. I've had a traveling physician look at my place which only didn't work out as he wanted me to keep it vacant for him for 3 1/2 weeks. I have rented to 1 relocating family while they looked for longer term housing, 1 father/daughter in town for medical issues, 1 set of grad student interns and coming up a software developer couple who want the 2nd bedroom for their 'office' space.

I've been surprised at the variety of people I get inquiring about our properties. They have included travel medical professionals of all types, people traveling for long term medical treatments in our area, traveling academics, construction & utility workers, seasonal forest service employees, relocations, and a recent divorcee needing a place to move to quickly. I believe that since Airbnb has become more universally known and widely used it has broken down some of the perceived barriers around furnished housing. Furnished units used to be pretty basic and often in rough areas. People weren't used to staying in places that, in many cases, are nice than their own homes. This type of amenity and aesthetic has worked its way into the midterm space so people are looking more often for longer term stays than ever before. Add to that our digital environment and it's made it easier than ever for people to be nomadic. As far as their being a "down season" I would say that really doesn't apply to MTRs because there are so many types of renters unlike traditional vacation travelers that are mostly seasonal. You may have to work hard to market to different niches, but they're out there.

We have a slow season in Austin of winter. I think because we have a lot of people relocating to the area and most people don't want to relocate in November-January.

I have mostly healthcare professionals as I am within a 15 minute drive to 7 hospitals but I have also listed mine with the transplant team at our local transplant hospital as persons receiving organ transplants have to stay in the area for 30-60 days post transplant depending on the organ transplant.  I also see inquiries from traveling professors and summer internships from the local university.
