MTR Lease agreements

Hi there, my first MTR is set to be occupied next week. I have a lease I use for LTR but getting one ready for my MTR and wondering what others do differently. Different rules? Thanks!

Heres my Furnished Finder listing--feedback, suggestions welcome!

We aren't making many changes to our LTR lease. We're implementing a lower security deposit and more flexible rules around extending and ending the lease. There won't be any language around their responsibility toward utilities (although we may implement a cap if the bills get out of hand) or lawn care/snow removal. Otherwise, their responsibilities toward caring for our property and our responsibilities toward providing safe, clean housing don't change.
