Long term to medium term rentals

Hello,


i was wondering if it is worth switching from long term rental to medium term rental. I have a 3 units so doing one long term and possibly making one unit medium term. As I start to calculate adding utilities, internet, etc, I’m not sure I’m actually making more. For example, if a two bedroom rents long term for 2900 and tenant pays utilities  but if a tenant pays 3400 (maybe) for a medium term rental including utilities, It comes to about the same return but more turn over. Is it worth doing medium term? And is it minimum 30 days or 31 days for month to month for rent control/rso?
