Ready to Invest - House Hack

Hello everybody! I am moving into the Pensacola, FL market in about 3-4 months to start flight training for the Marine Corps. I would like to buy a 2-4 unit house hack at or below the $300,000 price range in the Pensacola area using the VA loan. I have been reading and listening to real estate investing material since 2016, and am now in a position in my life to buy in the next 3-4 months.
